Job Description
Site Acquisition & Pipeline Development Identify and secure prime locations for new outlets, with a focus on high-footfall and high-visibility areas. Build and maintain a strong pipeline of new site opportunities through relationships with landlords, agents, and developers. Conduct market mapping, catchment analysis, and competitor benchmarking to prioritize locations. Negotiate heads of terms and leases, ensuring favourable commercial terms and compliance with the brand standards. Market Strategy & Planning Develop a property acquisition strategy aligned with the company's overall growth goals and market penetration objectives. Use demographic, consumer, and performance data to recommend target zones. Collaborate with franchise partners and internal stakeholders to align property development with operational capability. Stakeholder & Partner Management Liaise with real estate brokers, legal teams, planning consultants, landlords, and local authorities. Support franchisees and development partners in their growth plans by offering market insights and real estate expertise. Manage internal communication with finance, construction, design, legal, and operations teams to ensure smooth onboarding of new sites. Due Diligence & Risk Management Oversee the legal, planning, and environmental due diligence for all new acquisitions. Manage risk through feasibility studies and financial modelling. Ensure compliance with local planning regulations, building codes, and company policies. What You Bring to the Table: Qualifications & Experience Bachelors degree in real estate, Property Management, Business, Urban Planning, or related field Minimum 5 years in property acquisition or development, ideally in QSR, retail, or hospitality Proven track record of securing high-performing retail/QSR sites Strong understanding of property negotiation, lease structures, and planning laws Excellent network of real estate agents, landlords, and developers Industry & Technical Knowledge Deep understanding of QSR industry dynamics (formats, customer behaviour, competition) Expertise in commercial property acquisition, site evaluation, and lease negotiation Familiarity with planning and zoning regulations and statutory approval processes Knowledge of franchise business models (desirable) Proficient in MS Office Suite, GIS mapping tools, and CRM/property pipeline systems Strategic & Analytical Skills Strong grasp of market planning, demographics, and trade area analysis Skilled in ROI modelling, revenue forecasting, and breakeven analysis Commercial acumen with data-led decision-making capability Project & Stakeholder Management Ability to manage multiple site deals from scouting to handover Strong stakeholder management and negotiation skills Excellent communication and influencing abilities across all levels Relationship-building skills with landlords, agents, developers, and internal teams Proactive problem-solving approach to site-specific or regulatory challenges Capable of working independently in a fast-paced, target-driven environment Why You'll Love It Here: Competitive salary and bonuses.
