Commercial Property Surveyor Reading £46,755 to £57,422 Beach Baker are delighted to be recruiting for the University of Reading, who are seeking a new commercial property surveyor. The Property Team plays a pivotal role in managing the University's multi-million-pound investment property portfolio. The income and capital generated from this portfolio are reinvested directly into the University's core academic and research missions-fuelling innovation, discovery, and excellence. As Commercial Surveyor, you'll be at the heart of this mission. Working closely with the Property Director and colleagues across Estates and the wider University, you'll help shape and deliver tailored asset management plans for each property. Your work will directly accelerate income generation and capital growth through strategic lettings, lease events, and funded development projects. This is a hands-on role that blends strategic oversight with operational delivery. You'll manage relationships with external contractors while also taking a direct approach when needed, so experience in Landlord and Tenant negotiations is essential. As a team, they work in close partnership with a wide network of external consultants across agency, property and facilities management, project delivery, and maintenance, as well as our in-house legal and estates teams. Key Responsibilities Asset & Portfolio Management Lead on marketing, negotiating, and letting commercial space Manage lease events including renewals and rent reviews Draft and negotiate Heads of Terms and liaise with legal teams to formalise agreements Maintain and update the property terrier and internal systems Support annual asset valuations and business rates reviews Oversee service charge management with external consultants Conduct financial appraisals to assess project viability Deliver day-to-day commercial property management Strategic Planning Support the development and implementation of the University's investment strategy Forecast income and expenditure, ensuring alignment with budget allocations Identify opportunities to enhance revenue through asset sales, lease restructuring, and new lettings Spot potential for capital reinvestment and long-term value creation Stakeholder Engagement Collaborate with internal departments (e.g. Schools, Legal, Finance, Estates, Procurement, DTS, Press Office) to align property initiatives with University strategy Act as the key liaison for external consultants and contractors Work with Procurement and Legal to manage and renew contractor frameworks Build and maintain strong tenant relationships About you: RICS qualified Chartered Surveyor A thorough understanding of Landlord & Tenant law, leases about business tenancies.
