Job Description
Job Profile Position: Finance Manager – Industrial Warehouses & Industrial Parks Department: Finance / Corporate Management Reports to: CEO / Corporate CFO Location: Guadalajara, Jalisco (willingness to travel) Position Objective Lead the financial planning, management, and control of Grupo VAZ’s industrial warehouses and industrial parks projects, ensuring profitability, optimal capital efficiency, and alignment with strategic objectives. Coordinate relationships with investment funds, banks, and strategic partners, while developing and maintaining financial models, cash flow projections, valuations, and CAP rate analyses. Main Responsibilities Financial Planning & Analysis Develop and maintain financial models for industrial projects (warehouses and industrial parks). Conduct sensitivity analyses, IRR, NPV, and CAP rate projections per project. Prepare executive financial reports for the investment committee. Investor & Fund Relations Manage ongoing communication with institutional investors (LPs, private equity firms, family offices). Prepare investment packages, financial presentations, and data rooms. Coordinate financial due diligence and modeling for capital-raising processes. Capital Management Oversee project budgets and monitor deviations. Secure financing and manage credit lines with banks and financial institutions. Optimize capital structures (equity vs. debt) for each project. Compliance & Internal Controls Ensure adherence to tax, regulatory, and contractual requirements. Implement and maintain robust financial control processes aligned with corporate standards. Market Monitoring Analyze industrial real estate market trends (absorption, rental rates, valuations). Produce benchmarking reports and competitive analyses. Requirements Education: Bachelor’s degree in Finance, Economics, Business Administration, or related fields (MBA preferred). Experience: Minimum of 5 years in financial management roles, preferably within real estate development, investment funds, or investment banking. Technical Knowledge: Advanced financial modeling in Excel. IRR, NPV, and CAP rate analysis. Industrial asset valuations. Investor relations and due diligence processes. Languages: Advanced English (required). Tools: Advanced Microsoft Excel; Power BI preferred. Key Competencies Strong negotiation skills with investors and funds. Analytical thinking and strategic vision. Ability to present complex financial information clearly and persuasively. Results-oriented with capacity to work under pressure. High ethical standards and trustworthiness.
